“Does pest control come with a guarantee?” Yes — a professional treatment is warranty-backed. If the pests we treated come back within the guarantee period, we return and re-treat at no charge. That’s the promise, and a reputable UAE company will put it in writing. But a guarantee is a two-way deal: it covers the pest we treated, in the area we treated, provided you follow the aftercare. The single most common way people accidentally void their own warranty is by deep cleaning the treated areas too soon — so it’s worth understanding exactly what your guarantee does and doesn’t cover before you book.
How long a pest control guarantee lasts
Warranty periods aren’t one-size-fits-all — they track how long the products and biology realistically hold. Here’s what a professional UAE treatment typically carries:

These are standard periods — the exact wording is on your quote and invoice, so read it. A one-off “spray and go” from an unlicensed operator usually carries no guarantee at all, which is one of the signs of a company worth avoiding.
What a guarantee re-visit actually covers
A warranty re-visit is simple: if the treated pest comes back within the period, we come back and re-treat for free. No second charge, no argument. It exists because good pest control sometimes needs a follow-up — a stubborn cockroach harbourage, a mosquito hotspot, a colony that needed a second knock. That’s normal, and it’s exactly what the guarantee is for.
What it covers:
- The same pest we treated, returning in the same property, within the period.
- A reasonable follow-up where the first visit reduced but didn’t fully clear the problem.
- Re-treatment of the covered zones — the areas listed on your job sheet.

What voids a pest control guarantee
This is the part most people never read, and it’s where the disappointment happens. A guarantee is conditional. Here are the five things that void it — the first is by far the most common.
1. Deep cleaning, mopping or wiping the treated areas afterwards. This is the number-one reason a treatment “fails” and a warranty claim gets declined. The residual spray along your skirting and the cockroach gel dots in the corners are long-lasting on purpose — they keep killing for weeks. Mop the floor edges or wipe the skirting a few days later and you physically remove the product you paid for. The pests come back, but the treatment didn’t fail — the cleaning undid it. This is so important it has its own guide: deep clean before pest control, not after. Clean thoroughly before the visit, then leave the treated edges alone for about two weeks.
2. A brand-new infestation brought in from outside. A warranty covers the pest returning — not a different problem you imported later. Bed bugs carried home in luggage, a fresh ant trail from a neighbouring unit, or roaches hitchhiking in delivered boxes are new jobs, not warranty re-visits.
3. Structural changes or renovation. If you renovate, re-tile, break out skirting, dig up treated soil, or alter the layout after treatment, you disturb the barrier. This matters most for termite treatment, where the protection is an unbroken soil barrier — drill through it or excavate near the foundation and that section is no longer protected.
4. Not following the prep or aftercare instructions. Prep isn’t busywork. If cupboards weren’t emptied, fabrics weren’t bagged, or you cleaned away the bait before it worked, the treatment can’t perform as designed — and that’s outside the guarantee.
5. Treating a different pest than the one covered. A cockroach warranty doesn’t cover a sudden rodent problem. Each guarantee is tied to the pest and scope on your job sheet.

One thing that trips people up: seeing more cockroaches for the first few days is normal — the bait is pulling them out of hiding. That’s the treatment working, not a reason to clean it all away or claim a re-visit.

Mopping or wiping the treated edges removes the residual product that was still protecting you, so the return isn’t a treatment failure — it’s cleaning that undid it, which falls outside the guarantee. Clean before next time and leave the edges alone for about two weeks. If you followed the aftercare and pests still returned, that’s a genuine warranty case.
How long is the termite guarantee? Five years for a Termidor SC / Premise soil treatment on an existing building, and 8–10 years for pre-construction PCAT laid before the slab. Don’t disturb the treated soil or drill through the barrier, or that section loses cover.
Does the guarantee cover a completely new pest? No. It’s tied to the pest and area on your job sheet. A new problem — a different species, or an infestation brought in from outside — is a separate job, though existing customers on an annual contract usually get priority and better rates.
